Illusion Fires are leaders in Victoria in the manufacture and sales of wood fire places and gas heaters. With a history spanning decades in Victoria and a successful platform of manufacturing Australian heaters and successfully selling its product throughout the Victoria marketplace, the decision was made to enter NSW with a key warehouse and distribution hub for its expanding NSW network.

Requirement

Facey had worked closely with the directors of Illusion Fires for a long period in the Melbourne marketplace, and successfully referred their contacts within Illusion Fires to Link Property Services in mid 2020. The impact of Covid on the Melbourne market delayed the ability of Illusion to gather pace with its search in Sydney, with Link using the time to provide Illusion Fire with an education on the marketplace, endowing them with the ability to move swiftly and with confidence once they eventually were able to set foot in NSW.

Outcome

Link Property Services were able to identify 3 potential property options for Illusion Fires to establish its Sydney DC within. A standout opportunity was identified and initially pursued, however delays outside Illusion Fires control meant the lease negotiation moved slowly. This however turned out to favour Illusion Fires, with the passing of time unlocking a subsequent and preferred property option for Illusion Fires.  Illusion Fire moved swiftly and secured the property in Eastern Creek within days of it coming to market, relying on a video marketing tour to conduct a virtual inspection from the comfort of their head office in Melbourne. The first time Illusion set foot in the facility was the day they received the keys to the front door, and were immediately pleased with the quality of the facility, its prime location and its absolute functionality.
